Megan Johnson Judd is a co-founder of The Valuation Collective and Co-Owner and Senior Valuation Officer of Metropolis Real Estate Solutions in Florida and Big Beard Realty in North Carolina. With more than three decades of experience, her practice focuses on complex residential valuation, litigation support, appraisal review, expert-witness services, and valuation consulting.
Megan holds the SRA and AI-RRS designations from the Appraisal Institute and has been a member of the organization since 2011. Her deeper involvement began in 2024, when earning her first designation gave her the confidence to step into new leadership and service roles. She now serves as Chair of the Appraisal Institute President’s Communications Project Team, contributes regularly to Valuation Magazine, and serves as editor for the East Florida Chapter of the Appraisal Institute. She is also a nationally recognized speaker and the recipient of the 2025 Ted Anglyn Award for leadership and service at the Appraisal Institute’s Leadership Development and Advisory Council.
In August 2026, Megan created and delivered a new educational offering through the East Florida Chapter called Residential Level-Up. The daylong, think-tank-style conference emphasized connection, collaboration, and real-time problem-solving in place of the traditional classroom lecture.
A committed educator, mentor, and industry advocate, Megan believes that professional growth requires more than completing courses or accumulating credentials. It requires curiosity, meaningful collaboration, practical application, and the confidence to approach difficult assignments thoughtfully. She has spent much of her career helping appraisers strengthen their skills, expand their professional opportunities, and recognize the value of their own expertise.
Through The Valuation Collective, Megan is helping create the kind of professional community she believes the valuation profession needs: one built by women, taught by women, and designed to give women the education, certification, connection, and visibility necessary to build stronger and more sustainable careers.
