Founding Instructor, The Valuation Collective

“I like to lead by example and live with intention.”

— Migdalia

Migdalia Rivera Sanjurjo, SRA, brings more than 25 years of hands-on experience in real property valuation and land measurement to every assignment. Her perspective has been shaped by a career that spans land surveying, real estate brokerage, residential and commercial appraisal, litigation support, and specialized asset valuation.

After graduating from Recinto Universitario de Mayagüez—widely known as El Colegio—Migdalia began her career as a licensed Professional Land Surveyor. That work gave her a rigorous technical foundation in boundary analysis, legal descriptions, and site measurement, skills that continue to inform the precision and accuracy of her appraisal practice today.

Before transitioning into appraisal, Migdalia also worked as a licensed real estate agent. That experience gave her firsthand insight into market dynamics, buyer and seller behavior, and the transactional side of real estate—an understanding many appraisers encounter only in theory.

As a Certified General Real Estate Appraiser, Migdalia has developed a diverse practice encompassing residential, commercial, and litigation-related assignments. Her litigation experience includes expert valuation analysis and support for matters involving real property disputes, eminent domain, estates, and other contested valuation issues. Her work has also included specialized assignments involving machinery, equipment, and vehicle fleets, extending her valuation experience beyond traditional real property.

Migdalia’s experience with abandoned and distressed properties has also shaped her vision for how valuation professionals can serve their communities. She is particularly interested in working with municipalities to identify, acquire, rehabilitate, and return abandoned properties to productive use, including creating more opportunities for individuals and families in need of affordable housing.

The only child of an elementary school teacher, Migdalia developed an early appreciation for education that continues to influence her work. She approaches every assignment with clarity, rigor, curiosity, and a commitment to lifelong learning. A native of San Juan, Puerto Rico, and the mother of three sons, she also brings deep personal roots and a strong commitment to helping build a better future for the next generation.

Migdalia conducts her practice in accordance with the Uniform Standards of Professional Appraisal Practice and the ethical and professional standards of the Appraisal Institute. She prepares appraisal reports for mortgage lending, legal proceedings, tax matters, and personal decision-making, serving clients in both English and Spanish.

Through The Valuation Collective, Migdalia brings technical depth, practical experience, and a belief that education and professional connection can strengthen not only an individual appraiser’s practice, but the communities that appraiser serves.
